Dawson is the more laid back subdivision of the highly sought after 78704 district. Homes in this area are usually less expensive than properties north of Oltof in Bouldin, Zilker and Travis Heights. Property type varies between condo communities, bungalows, million dollar homes and multifamily. It’s hip without trying too hard, which is why young professionals, empty nesters and small families buy and rent in Dawson.
Del Valle is one of the most beautiful areas of Austin stretching from Decker Lake on the northside to Mustang Ridge. Del Valle offers rural charm mixed with suburban single family home communities. Outdoor enthusiasts will be attracted to McKinney State Park, Decker Lake and Walter E long Park with some of the best biking trails in Central Texas. There are many activities for families, music and art lovers at Carson Creek Amphitheater, Circuit of the Americas, Hope Gallery, Concourse Project, Travis County Expo Center and so much more. Tesla and the Austin Bergstrom International Airport bring major employment to the area as well. Del Valle is as unique and special as it is complicated. A resident of Del Valle could be within the Austin City Limits or in an area annexed from CoA, in an ETJ or in Del Valle. A resident could reside in Bastrop County or Travis County or neither. The boundary between the Austin and Del Valle independent school districts remains chaotic to this day. The Domain is Austin’s Uptown, or second downtown, which sits just north of 183 and sandwiched between Mopac and I35. There is also a metro-rail stop that makes transportation from Leander to downtown and all the lovely areas in between easy and convenient. Something unique about this area is the highly concentrated variety of international cuisine and local business. I call this the Creative District because of the collaborative workspaces, art galleries and creative studios. The Canopy, Springdale General and ThinkEast are a few of the creative spaces in this quaint neighborhood. Sustainability and community are the essence of Govalle. In fact, there are four urban farms that provide local ingredients to many Austin restaurants. If you have a green thumb, you’ll love East Austin Succulents, Tillery Plant Co., and other plant nurseries. This area has a lot of hidden gems like coffee and taco trucks, weird bodegas and meat markets and, LASA, the highest rated highschool in the entire city! Springdale is a 5 minute drive to the airport and 10 minutes to downtown. New construction homes and a new generation of homeowners are moving in and coexisting with legacy residents, which further adds to the charm and diversity.
Great Hills is the northwest hill country of Austin south of hwy 183. It is made up of several different neighborhoods such as Balcones Village, Barrington Oaks, Spicewood Hills, Great Hills and Canyon Creek. The majority of homes were built between the 1970s-1990s with average prices ranging from $600,000-$800,000 on wooded .25 acre lots. However, there are many homes surpassing $1 million. This area is zoned for the Round Rock ISD where schools like Canyon Creek Elementary and Westwood High School are the highest ranked schools in Austin. There are pockets of neighborhoods zoned for Austin ISD schools which aren’t ranked as highly as Round Rock ISD. This is an established, quiet suburban environment with close proximity to Lake Travis, the Apple Campus employer and shopping near Lakeline Mall and The Domain.

This is the neighborhood I call home! Holly represents the 78702 zip code which is the closest you can live to downtown, but East of I-35. Homes in this neighborhood represent so many different types of Austinites. There are those who own homes here that have been in their family for generations, brand new homeowners living in a recently flipped white box fresh off the plane from California and others somewhere in the middle, living in their second or third home, moving up as steadily as their fin-tech salary. It’s someone of a milestone zip code if you ask me. Values consistently rise and the desirability is so high due to proximity to the lake, downtown, and alllllll the restaurants, bars and hot spots.
Hyde Park is a historic neighborhood with a small-town charm. Everything in Hyde Park is unique from the real estate to the people and local businesses. Multifamily and low-rise apartment complexes attract young professionals and college students. There are several affordable leasing options and various transportation options like the UT and city bus routes and bike lanes. Travis Country is also a 7-mile commute to some of Austin’s best private schools.

Windsor Park is the best east Austin neighborhood that no one is really talking about. That won’t be true much longer as the Mueller development continues to grow. Windsor Park gets my vote for the best neighborhood for first time home buyers (and investors) because of the relatively affordable prices, ease of commute and friendly community. Buyers looking for a one-story home and/or a big backyard under $500,000 will discover that Windsor Park is possibly the only choice in central Austin. Windsor Park is conveniently located to Mueller, North Loop and The Linc. A quick drive out of the neighborhood will put you on i35 just before 183-a perfect location for someone working downtown or up north.
South Austin has a laid-back vibe and friendly community. The neighborhoods host an eclectic mix of legacy residents and first time home buyers consisting of young professionals and families.
