South Austin has a laid-back vibe and friendly community. The neighborhoods host an eclectic mix of legacy residents and first time home buyers consisting of young professionals and families. The average home is less than 1600 sq/ft with spacious backyards and built between the 1950s-1980s. Single-family home prices range from the high $200s to low $400s. It’s common to find houses with converted garages. It doesn’t feel like the suburbs possibly because over half of the homes don’t have kids and 50% of the population is renters. There has been an increase in new master-planned communities which attract millennials. Southpark Meadows and Sunset Valley shopping centers have everything residents need- restaurants, medical offices, grocery stores etc. The developing St Elmo district is adding more value to South Austin especially around the South Congress and South 1st areas.
