Application Process

Applications must be filled out completely to be considered for approval. The property will remain active on the market until a full application package is received.The following items are needed to have a complete application package.

  • TAR Application
  • Proof of Income and Employment
  • Copy of a Photo ID
  • Application Fee
  • Security Deposit
  • Pet Information

An applicant will only be considered once we have received a completed application package. This includes the online application, proof of income and employment, a copy of your driver’s license, and application fee. It takes 24-48 hours to process the application. This timing is dependent on how quickly previous landlords respond to our tenant verification questions. The security deposit is equal to one month’s rent. The security deposit, pet fees and the first full month’s rent are due upon lease signing.

Payment Methods

The application fee is paid online via the Apply Now button on this page. The security deposit and first month’s rent are paid in certified funds (Money Order and Cashier’s Check) and can be dropped off at my office at 700 Rio Grande St, Austin TX 78701 between 9am and 6pm. There is an after-hours mail slot on the front door.

Proof of Income and Employment

Verifiable income must show a household monthly income of 3x the monthly rental rate. For example, rent is $2,000/month, the household income must be a minimum $6,000/month.

Income can be verified by one of the following:

  • Three most recent pay stubs
  • If self-employed: Two most recent tax returns OR current US bank statements with 3 times the monthly rent multiplied by the lease term
  • If newly employed: Offer letter from the employer stating base salary agreement or commission structure.

Requirements

  • Credit Score above 620
  • 2 years of positive rental history or mortgage history
  • Proof of renter’s insurance policy including, but not limited to fire, theft and water damage with a limit of not less than $10,000 personal coverage and not less than $500,000 liability coverage.

*If you have a low credit score, please attach a letter of explanation. Negative rental/mortgage history, including but not limited to evictions, foreclosures, late payments, not fulfilling lease obligations and payments, or property damage, can cause your application to be declined. Provide explanation and/or documentation of dismissal upfront.

Pets

Some properties do not allow pets. Almost all properties have a breed and weight restriction. If you have a large animal, multiple pets or an aggressive breed animal, please notify us before applying. Our pet fees are non-refundable and vary based on breed, weight and age of the animal. You can expect a one time fee between $300-550. Please provide the following information:

  • A photo of the pet(s)
  • Vet records showing up to date shots
For aggressive or large breed animals (over 50lbs):
  • Get reference letters from current and past landlords

Guarantors

If you do not meet the above requirements, you may have a guarantor. Please confirm with us that the specific property you are applying for allows guarantors.

  • Guarantors must be related to the applicant
  • Guarantors must make 5 times the monthly rent and meet all other general requirements.
  • Must fill out an application
