The Leasing Process


  • I begin the process by evaluating your property. I may suggest maintenance items or upgrades that would help increase your rental income and lease the property quicker. I provide a market analysis which will show you how many days similar properties are on the market before they lease and the range of rental prices in your neighborhood.


  • Once you’ve signed the listing agreement I can begin marketing the property. I highly recommend professional photos since all property searches begin online. Besides the price, photography is the best way to increase traffic to your property. I will provide you feedback from prospective tenants and Realtors after each showing.


  • When I receive applications I will notify you and begin the tenant screening process. This typically takes about 24-48 hours after I receive a full application package. I have a thorough vetting process which includes a credit and criminal background check, income and employment verification and previous landlord feedback.


  • After approving the renters I will draft a lease for you to review. I work with both sides to ensure everyone understands the terms and clear expectations are in place. Once everyone has signed I will collect the first month’s rent, security deposit and pet fees, if applicable. Within 30 days after move-in, you will receive all the checks in the mail with an accounting summary. The first month’s rent will be less my 80% commission.
