Expectations of My Listing Service


I have been representing landlords and renters since 2009 and have created a successful system of finding the best and most qualified tenants. I proactively solve problems before they happen by keeping all the moving parts organized and responsive communication. If you’ve ever coordinated a move-in and move-out with multiple tenants then you’ll value my streamlined process. My services include:

  • Finding the tenant
  • Marketing the property
  • Coordinate appointments with the current occupant
  • Tenant screening
  • Lease agreement
  • Collecting security deposit and first month’s rent
  • Renewing leases
  • Determine rental rate
  • Recommend improvements to increase property value
  • Education on market conditions


Outside my scope of services

  • Handling or collecting rent (except for the first month’s rent)
  • Repairs and maintenance
  • Returning security deposits
  • Walk-throughs before or after move-out


*If requested, I will assist in coordinating the move-out cleaning and make readies.

My fee is 80% of the first month’s rent. I have a property management team that will handle rent collection and maintenance throughout the lease. That fee is 7% of the monthly rental rate.
